Responsibilities:
  • Accountable within an assigned geographical area to optimize the Real Estate portfolio for all existing site development, relocations, renovation of Real Estate assets.
  • Develops and utilizes lessor-lessee relationships to allow flexibility in future negotiations.
  • Maintains working relationships and is the Real Estate resource person for Owner/Operators and other McDonald’s Staff with regard to existing Real Estate assets.
  • Cultivates and promotes working relationships with other McDonald’s departments, alliance partners and other outside organizations.
  • With their Construction partner, creates, manages and executes the Development plan to meet portfolio returns with the Development team within their assigned geographic area.
  • Negotiates terms and conditions of Real Estate agreements.
  • Assembles and presents site packages for site relocation and renewal of leases.
  • Works with Construction department to secure all required approvals.
  • Monitors and controls the flow of Real Estate transactions by coordinating the efforts of others (brokers, attorneys, consultants, government agencies, etc.)
  • Ensures quality control standards for Real Estate transactions (cost, time, location, economics, market needs, and deal quality, etc.)
  • Optimizes the site development processes.
  • Ensures best location/best value for all real estate acquisitions and reinvestments.

Requirements:
  • Candidate must possess at least a Bachelor's/College Degree in Business Studies/Administration/Management, Economics, Finance/Accountancy/Banking, Commerce, Human Resource Management, Marketing, Food & Beverage Services Management, Property Development/Real Estate Management, Mass Communication, Hospitality/Tourism/Hotel Management, Mass Communication, Others and equivalent.
  • At least 3 year(s) of working experience in the related field is required for this position.
  • Applicants must be willing to work in Makati City.
  • Applicants should be Filipino citizens or hold relevant residence status.
  • Preferably 1-4 Yrs Experienced Employees specializing in Leasing or Real Estate
  • Must be willing to travel anywhere in the Philippines for certain periods within the year
  • Must be people oriented and have exposure in dealing with various sectors of the government
  • Able to work independently to achieve goals
  • Must have excellent negotiation skills
  • Has high level of integrity
